What the First Two Weeks Look Like

A retail listing is measured in months. A direct sale is measured in days, and most of those days belong to the title company, not to you. Here is the realistic sequence for a Las Vegas house once the listing agreement has ended.

Day 1 — the call

You call or fill out the form, and Alex gathers the basics: address, when the listing ended, whether anyone's living there, roughly what's owed, and your timeline. If the house is still actively listed, we stop right there and note the end date — see the box below. Otherwise a real person calls you back the same day.

Days 2–4 — the walkthrough

One visit, or a video walkthrough if you've moved away. We're looking at systems, structure, and scope — not tidiness. Leave the boxes where they are. If there's a tenant, we can work around a single appointment. Bring your most recent mortgage statement if you have it; it's the one document that speeds everything up.

Days 4–6 — the written offer

You get one flat written number, or two if both a cash purchase and a subject-to purchase make sense for your loan. Every offer comes with a plain explanation of what you'd net and what happens to the loan. There's no deadline pressure attached. Take it to your attorney — we mean that.

Days 7–21 — title and closing

We open escrow at a Las Vegas title company. They run title, order the payoff, clear any liens, and prepare the closing documents. A clean cash closing can be done in about a week; a subject-to closing usually runs a little longer because the title company sets up the payment structure. If you need thirty or forty-five days to move, that's built in — you choose the date.

What You Do Not Have to Do

No repairs, no clean-out

The house transfers as-is. Leave the broken dishwasher, the furniture you don't want, the garage full of stuff. Sellers regularly ask us if they should "at least paint" — please don't spend the money.

No lender appraisal, no inspection contingency

We're not asking a bank for permission. That's why a stalled-listing house that failed two retail inspections can still close with us in a couple of weeks.

No commission

There's no listing agent on our side and no fee to you. The number on the offer is the number, less your own payoff and standard seller closing items shown on the title company's statement.

What Helps Us Move Faster

A recent mortgage statement, any HOA contact info, and a heads-up about liens, solar leases, or a second mortgage. None of those stop a sale — solar leases and HOA transfers are routine in Summerlin, Silverado Ranch, and most master-planned neighborhoods — but knowing early keeps the title timeline honest. If the property was recently listed, tell us the expiration date so we can respect any protection period. Not sure a direct sale is right? The comparison page and the FAQ are the honest place to start.

One call gets the walkthrough scheduled. Most sellers have a written offer within the week.

If Your House Is Still Actively Listed

We don't step around an agent. If your home is under an exclusive listing agreement right now, you have two clean options: wait for the agreement to end and call us the day after, or ask your agent to present our written offer as a backup. Either way you stay clear of commission disputes and procuring-cause claims, and your relationship with your agent stays intact. If the listing has already expired, was withdrawn, or you're selling on your own, you're in the right place — reach out today.

Two Weeks, Not Two Seasons

The listing ran out the clock. A direct sale doesn't. Call and let's put a date on the calendar.
