Why This Site Exists

Every week, listings across the valley quietly expire. The owners have done everything an agent asked and still hold a house they can't move. Most of them get a flood of calls from agents wanting the relist and investors wanting a steal — and almost nobody explains, in plain language, what their real options are. We built this site to be that explanation, and to be one of the options.

Where we come from

Our team has bought Las Vegas houses directly since the years after 2008, when short sales and underwater loans were the whole market. That's where we learned subject-to purchases — not as a trick, but as the structure that let people leave a house they couldn't sell without being wrecked by it. We still do cash deals every month; we still do subject-to deals when the loan is the problem.

How we operate

One written offer, flat, after we've looked at the house and the loan. Both structures on the table when both apply. No countdown timers, no "sign tonight." We tell sellers to have an attorney read the agreement, and we mean it. And when a relist would net someone more, we say that, because the sellers who trust us are the ones we told the truth the first time.

What we don't do

We don't list houses — we're not a brokerage. We don't give legal or tax advice. And we don't go around agents: if your house is under an active exclusive listing, we'll wait for it to end or work through your agent, full stop. That policy is on every page of this site because it matters.

Where we work

The whole Las Vegas Valley. Our neighborhood pages show the specific stall patterns we see from Summerlin to Sunrise Manor, and the FAQ answers what most sellers ask first.
