The Five Steps

1. The call

You reach Alex at (725) 255-4354 any hour, or send the form. We ask about the address, the listing status and when it ended, occupancy, the rough loan balance, and your timeline. If the house is actively listed under an exclusive agreement we note the end date and stop there — we don't work around agents. If the listing has expired or was withdrawn, or you're selling on your own, a real person calls you back the same day.

2. The walkthrough

One visit at a time that suits you, or a video walkthrough if you've relocated. We look at roof, HVAC, plumbing, electrical, structure, and the scope of any updating — the things that decide a wholesale price. We do not care about clutter, and you don't need to clean.

3. The written offer

Within a few days you receive a written offer with one flat number. Where the loan allows, you'll see both a cash figure and a subject-to figure and a plain explanation of what each nets you. There's no expiration pressure. We'd rather you read it twice and show your attorney.

4. Escrow at a Las Vegas title company

Once you accept, we open escrow with a local, licensed title company. They pull title, order your payoff, clear liens or HOA balances, and prepare the deed and settlement statement. You'll see every dollar on that statement before you sign anything.

5. Closing on your date

Cash closings can fund about a week after title is clear. Subject-to closings usually run two to three weeks because the title company sets up the payment servicing. Need forty-five days to move? Pick the date. Signing can be done in person or with a mobile notary.

What Changes Between Cash and Subject-To

Cash

Your loan is paid off at closing from our funds. You net the offer price less payoff and standard seller items. Nothing stays in your name.

Subject-to

Title transfers, we take over your existing payments, and you don't bring money to closing. The loan remains in your name until we refinance or pay it off, with a servicing arrangement documenting every payment. That trade-off is spelled out plainly on the low-equity page; we'll walk through it on the call as well.

Common Questions at This Stage

What about a tenant? We can buy occupied. Solar lease? Routine transfer. Second mortgage or HELOC? Handled at title. Behind on payments? We can bring the loan current at closing. Property in Sunrise Manor needing a lot of work, or a Summerlin house that just sat overpriced? Both are normal for us. The FAQ covers the rest, and the comparison page shows where this path beats a relist — and where it doesn't.

If Your House Is Still Actively Listed

We don't step around an agent. If your home is under an exclusive listing agreement right now, you have two clean options: wait for the agreement to end and call us the day after, or ask your agent to present our written offer as a backup. Either way you stay clear of commission disputes and procuring-cause claims, and your relationship with your agent stays intact. If the listing has already expired, was withdrawn, or you're selling on your own, you're in the right place — reach out today.
